Property Description

An family estate, Villa Madalena has been adapted for holyday lets and is now ready for occupancy. Villa Madalena is a heavenly delight for appreciators of fine antiques, nature, privacy and peace. Much furniture in the house has been inherited throughout the decades, with much foreign influence. Respect for original materials and attention to detail can be seen throughout the house, as well as many secret and interesting corners. The house has retained much of its original character, with modern day comforts added.

Whilst the exterior is green and ample, inserted in the Arrabida national park, the interior is beautifully cool, natural air conditioning being provided by the villa's thick original walls and the doors facing the outside private patios.
Many antique and rustic pieces are found amongst the comfortable furniture. The house is one beautiful example of the architecture of the region, profiting from an execellent location within the Arrabida Natural Park.

The house is a family villa on one floor, very much connected to the lovely outside areas, with spacious communal areas. The large well proportioned sitting room overlooks a large patio area with stunning green views of the gardens and the Arrabida mountains beyond. The patio is ideal for outdoor meals or just reading a book undisturbed. Further along we find the separate formal dining room, again with direct outside access. The kitchen is very spacious and fully equipped, with access to a covered back patio area with sitting space for up to 20 guests. A games area within the sitting room, Satellite wide screen TV with international channels, internet access, and stereo system enhance your enjoyment.

From the entrance hall, we access 3 bedrooms with twin beds; one bedroom has an en-suite bathroom and the other two bedrooms share a bathroom. There is another very large bedroom in an independent annex with room for up to 4 people, with its en-suite bathroom which is only made available for parties of more than 8 people or by special request. Near the kitchen, there is a smaller bedroom with bunk beds for 2 people, with its own shower shower room and direct access to the gardens. All the main bedrooms have generous storage space. All the property is extremely quiet and private, with pretty leafy views over the gardens.
The swimming pool (10m*5m) with its own patio area is situated in front of the house; the pool house has its own WC, kitchenette, barbecue. There is comfortable garden furniture. The lawned gardens are beautifully green with many flowers providing riot of colours, many secret areas and seating corners.

This is an ideal place to enjoy nature, bird watching and for long walks in unspoiled surroundings, all in proximity to spectacular beaches. The only noise you will hear is that of nature and your party!

Included in the price is the gardening, pool maintenance and twice weekly cleaning. There is a resident caretaker in the 10,000m2 estate.

Please note that a community celebration is held on the 15th of August in the village where the house is set and although you are welcome to join in the fun, the surroundings can become somehow noisy for 2 or 3 days.

Area Description

The large self-catering villa is situated in the Natural Park of Arrabida, established to protect the beautiful landscape and rich variety of wild life

The surrounding mountains are the perfect backdrop to this quiet and secluded estate.

The villa is 2km from the small delightful historic town of Vila Nogueira de Azeitao, which is known for its vineyards and wine cellars; the town is a perfect place to try out the local cuisine and get shopping.
Sesimbra, a short drive away, is a quaint fishing town, famous for its castle, beach and beautiful sea front. Palmela has a towering very well preserved castle. Setubal has excellent fish restaurants by the sea front and a ferry to the nearby resort of Troia. Boat trips are organized to watch the dolphins living in the Sado estuary.

The local white sandy beaches are as close as 5 Km and the Arrabida beach is known to be one of the most beautiful beaches in Portugal. With its calm waters, it's ideal for swimming and snorkeling.


The outdoor swimming pool is for private use of guests and boast a separate outbuilding with its own kitchinette and barbecue.

The villa is heated in winter and the beautiful fireplace provides additional comfort and atmosphere.
Beaches

The villa is surrounded by many sandy beaches, all with different characteristics. The magnificent bay of Portinho de Arrabida, with its clear quiet waters, it is ideal for watersports. Sesimbra, Caparica, Meco and Troia beaches are all easily accessible.

Golf Information

Quinta do Peru just 10 Kms from the villa, Tróia (10 kms and a ferry away) a difficult course but one of the most beautiful in Portugal; many other golf courses are easily reachable.


Gastronomy and wine tasting

The region of Azeitão is famed for its gastronomy, and even the local supermarket, Intermarché, has a mix of gourmet and standard products; the supermarket is about 3km from the villa. The local gastronomic festival is held from June to September. Fresh grilled fish is an inexpensive delight. Five formal wine routes have been devised in the Setubal peninsula by the ?Rota de Vinhos? association, combining wine tasting with sightseeing, arts and nature. The villa is ideally situated to take best advantage of these delights of the area.

Included in the price is twice weekly cleaning. The villa's caretaker is available for further cleaning, and to answer questions related to the running of the villa.
