Property Description

At one time the home of a noble family famous for their grand lifestyle, the historical landmark of Villa Bertagni nestles in the hills above Castelnuovo di Garfagnana and is set in its own sixty acre estate commanding spectacular views of the village and mountains.

The interior has been meticulously restored in recent years and comprises of many original works of art and antiques. The grand Baronial hall is surrounded by columns and arches which form a gallery above the ground which has mellow light filtering through a frosted glass ceiling embraced in wrought iron giving a feeling of sheer opulence and tranquillity.

This stunning work of art forms the floor of the large Orangerie on the top floor.

Living Area

The ground floor comprises of a study-television room with satellite TV, video, DVD and wireless internet access. There is also a small cloakroom off the main sitting area. On the first floor via a stone staircase you reach the gallery leading to two double bedrooms, one of which has an exceptionally large luxury bathroom. The other double bedroom is smaller and has it's own en-suite shower room. There is also double French doors leading out onto a small stone balcony with wonderful views of the 18th century grotto, Baroque style garden and pool. Continue up the stone staircase and you enter the large 'Orangerie' through French doors onto the terracotta divided glass floor and glazed roof above. From here you enter into a twin-bedded room with a large grand Roman style marble shower room. Across the hall with large picture windows two arches lead to a gallery with a further double bedroom and Roman style jacuzzi marble bathroom. All rooms have exquisite décor and attention to detail.

Kitchen Facilities

Across from the hall, passing a Steinway grand piano is the luxurious dining room which leads into the well equipped kitchen with double French doors to the terrace and garden.

Outside

Outside a Gazebo encloses a round table for dinner overlooking the Baroque style garden and Grotto. A fragrant arch of wisteria leads you through to the private and secluded pool (6 x 12 metres) and terrace. The pool has the added benefit of partly solar heating which during the cooler months raises the temperature by a few degrees. Gracious cypress trees frame the many vistas. The Villa has its own helicopter landing facility and benefits from its own supply of fresh spring water. Perfect for a wedding, luxury romantic getaway or honeymoon. Maid service, cooking and babysitting services are available on request.

Villa Bertagni is the perfect destination for those who like oppulence and luxury and want a peaceful and relaxing holiday, whilst at the same time exploring the many benefits this beautiful region has to offer from its natural parks with breath-taking scenery, ancient hill-top villages just waiting to be explored and stunning coastline all within easy reach. The cities of Lucca, Pisa and Florence are within easy driving distance as is the stunning Italian Riveria from Viareggio to the north to the Cinque Terre and Portofino to the south.

Local Activities

Throughout the month of August there are numerous festivals (Sagra's) held within the many small villages in the area where you can eat and drink to your heart's content for a minimal amount.
Nearby there are tennis courts, a 9-hole golf course, pony trekking and daily hiking excursions can be organised locally at Bagni di Lucca to explore the many surrounding mountain villages.
The small ski resort of San Pelegrino is only a 30 minute drive away with the coast and upmarket beach resort of Forte dei Marmi just 30km away.

The Tuscan Climate
In general the climate in Tuscany is very mild with little difference between the different provinces. However the coast and valleys are hotter in summer than the hilly areas. Usually summers in Tuscany are hot with little or no rain. April and May are milder and rainier but there are still plenty of dry, sunny days. July and August are the hottest months.

When to Visit
Spring can be one of the most rewarding times to visit, average temperatures are warm and comfortable. It can however be one of the wettest seasons but normally by May rain is rare and the days are longer with up to 10 hours of daylight.

Summer in Tuscany is usually hot and sunny with pleasant evenings for 'al fresco' dining. Humidity levels can get high, especially in the cities.

The Local Area
Castelnuovo di Garfagnana is a typical bustling Italian town that is important for local farming and agriculture and famous for local produce including pecorino cheese, farro, porcini mushrooms and polenta and is located at a height of approx. 300 metres above sea level. It has many restaurants, bars and coffee shops, perfect for taking a capuccino and watching the world go by, as well as many varied shops and supermarkets. The wider area of Castelnuovo is known as the Serchio Valley and has 6,150 inhabitants including numerous smaller towns and villages just waiting to be explored from Bagni di Lucca and Barga to the south to Castiglione and San Pelegrino to the north. Castelnuovo is the commerical and administrative centre of the region where every Thursday since 1430 there has been an open air market. A must for any visitor.
