Property Description

The Villa is located in tranquil countryside setting and due to its expansive grounds pool and gardens are semi-secluded, yet only approximately four kilometers from Puerto Pollensa and its beaches. Villa Aumadrava also affords easy access to both the sea/bay of Pollensa and Old Town Pollensa.

Driveway leads you to the villa grounds. 2 steps up lead to a pretty porch covered in Ivy, its antique front door opens into the entry hall. From this hall arched glass French doors open into a delightful large and spacious lounge/dining room with its comfortable cream leather sofas including a beautiful impressive wooden motif designed dining table. Off the lounge is a small snug zone with reading books and TV.
Directly from the lounge sliding doors open out onto a large covered terrace with its stylish patio furniture having direct access to the pool and gardens ideal spot for balmy nights watching the sunset go down.
Off the lounge leads to a large galley style fully fitted kitchen with table and chairs and one door leading out to the covered terrace, gardens and pool, the other door out onto open court-yard.
Leading off the dining area takes you to a small inner hall. To the left a complete bathroom with shower over the bath in delightful pale lemon and white tiles. To the right a double bedroom with its ornate honey coloured stone curved ceiling feature, and fitted wardrobes. Infront of the hall an arched door leads into the enormous twin bedroom again with its stone curved ceiling feature, there is also a table and chair in this bedroom along with a free standing wardrobe. Door leads from the bedroom into a private en-suite shower room in delightful tones of blue with its step in shower recess.

Off the entry hall is a complete bathroom with a decorate freestanding wash bowl, with shower over the bath. Stairs lead up from the entry hall to a landing and further two bedrooms. To the left is a complete bathroom in lovely beige tiles. There is a freestanding wash bowl area, and step up leads into the WC and bath zone, which incorporates a sunken bath, with shower over the bath. Infront is a twin bedroom with small dress area, and fitted wardrobes with its ornate feature arched windows enjoying beautiful views of the gardens and pool below. To the right of the twin bedroom is a double bedroom with its small dress area and fitted wardrobes. Both bedrooms share the complete bathroom.
Adjacent to the court-yard is the superb covered entertaining area with its free-standing BBQ and table with seating for 20 people! - wonderful al fresco dining area, which has direct access and views to the magnificent pool with its dolphin motif and jacuzzi, surrounded by established trees and wonderful expansive lawns. At the top end of the grounds are rock pools and fish ponds full of Koi Carp, which add to the ambience of this stunning area of tranquility. There is a separate unitly room outside the villa.

Please ensure that on vacating the property, that it is left clean and tidy and all personal belongings, and refuse/rubbish are removed.
