Beautiful three bedroom, two bathroom air conditioned villa located on a double plot so you are not overlooked on either side. Sleeps six people. Situated in Rotonda West, one of the best kept secrets in this region, the villa is within a few minutes drive of several Gulf Coast beaches, shops and restaurants.

The sleeping accommodation in 3 bedrooms includes one queen-size bed, one double bed and one room with twin single beds. There is a master suite with walk-in shower and large bath and twin basins, a guest bathroom and a separate poolside toilet. Hardwood floors are in all living areas with carpet in the bedrooms, marble window sills and comfortable high quality sofas. As you enter the villa the wow factor is good.

Large living area or lounge leading to an open plan kitchen - both have sliding glass doors to the lanai (patio). The master bedroom has its own glass doors to the pool. Eco-friendly solar heated pool with spa that overlook the river in a beautiful setting. The kitchen breakfasting nook also opens to pool area which has 4 cushioned sun loungers. 6 poolside chairs and large oval table help you enjoy outside dining.

The pool can be safety screened if you have small children.

If you eat outside and we generally do so, you are likely to notice many wild birds - both large and small, turtles, and jumping fish ( a sign of happiness so they say). In the early morning or late at night you might catch sight of or hear a raccoon, or a bobcat.

The pool is south facing & solar heated so even in the cooler months you can enjoy a refreshing swim at any time. In the cooler months the pool has a night cover which if used in conjunction with the daytime solar heat should keep the temp between 75F to 86F. Optional electric heating for jetted hot tub beside the pool can be arranged via local management company at £50/$80 per week if required. (The extra heating is rarely needed except in cooler months).

A gas BBQ is supplied, 2 bikes, 3 beach chairs, 2 beach sun umbrellas, 4 fishing rods plus a keep-net and some toys for young children complete the picture.

A laptop computer with broadband and wi-fi / wireless connectivity is available for guest use and makes it easy to stay in touch by email, and to surf the net for what's-on etc.

The kitchen is very well equipped, & includes a tea pot, egg cups, grapefruit knife, cafetaire and an electric coffee maker, smoothie maker and all the normal things.

The Villa is individually owned and managed locally, so if you need anything, just ask. It is set on a double plot of land in the midst of trees and this adds to the feeling of space. Irrigation is on an automatic timer and uses river water so the lawns and shrubs around this property are generally lush the year round. The property is cleaned and checked on Guests departure and again before arrival.

Area Description

Rotonda is a great base from which to see what this area has to offer. Thomas Edison and Henry Ford Summer Houses in Fort Myers, the Ringling Museum and Arts Centre in Sarasota, The Bocca Grand village on Gaspirilla Island with its lovely boutique shops and gourmet eating places plus the museum in the lighthouse on Gaspirilla where the history of the area and early settlers is shown in pictures. Bocca Grande can also be seen using small electric carts that can be hired when you arrive, or pre-booked. You can see Rodeo at Arcadia a little inland, or visit the Myakka State Park with its escorted boat and open bus rides. Babcock Ranch is worth a visit - it is near Arcadia.

Fine restaurants such as Johnny Loverocks, Trattoria 13 in Placeda Rd, Farlows on the Water off McCall Rd in Englewood, plus the Gulf View Grill on Englewood beach, the Olive Garden & Red Lobster in Port Charlotte, the Crows Nest in Venice all have great food. Millers Wharf restaurant on Gaspirilla island overlooking the water is one of our favourite eating places. Local well stocked supermarkets such as Publix and SweetBay and the Shecklers fruit & veg stall mean that you can eat well at home.

Great shopping Malls in Port Charlotte 'Murdock Circle' and in Venice make for a fine holiday experience. The massive discount shopping complex known as Prime Outlets at Ellenton is about an hours drive away - adult, teens, children's & toddler clothes, shoes, watches (Seiko's factory outlet is fantastic by the way), sports equipment, cosmetics and much more - this is the place that will cause you to take at least one extra suitecase home. There appears to be only high quality merchandise and top brands here at extremely low prices. Another competitors discount outlet complex is in Ft Myers but we prefer the one at Ellenton.

There is professional theatre and performing arts to be enjoyed in Bradenton, Sarasota, Tampa and good community theatre in north Englewood. If you wish to experience a theme park try Busch Gardens abouts 2 hours drive northwards.

This is a nature lovers area, many birds large & small, great fishing, boating, tennis and golf -- and it is all nearby. Driving a little way and you can find horse riding, Nature reserves, State Parks to explore and Nature Trails that offer wildlife viewing, and there are diving and sailing schools/clubs in nearby Pt Charlotte which also has a sports stadium for those interested in ball sports.

Some of our guests have been golf fanatics and say the courses are good. One couple played a different course on each day of their two week holiday and did not go near a beach! For children there is a good play centre at the Tingali Sports complex by the library off McCall Road, and there is mini golf nearby. Restaurants are child friendly.

Activities (on site or nearby): Shopping, Restaurants and Golf ? 19 Golf courses are an easy drive away - there are 4 on Rotonda and the nearest you can walk to in minutes; Biking; Tennis; a Fitness Centre and Gym; Deep Sea & River Fishing; Nature Trails; Wildlife Viewing, State Parks; Environmental Centres; Horse Riding; Cinema & Theare; Beaches & Swimming; Snorkeling/Diving; Boating; Kayaking, Jet Ski hire; and Shell collecting. The Everglades are a 2-3 hour drive - thrilling air-boat rides, the Myakka Nature Reserve has good boat and bus trips and the Babcock Ranch has open decked coach trips that are great outings.

Incidentally, fresh caught fish can be bought from beside the quay at Placida near the Fisheries Restaurant, and also near the Mannesota Key bridge (from a white building with no shop sign)!

The villa is only a few minutes drive from dazzling sandy beaches (at Englewood, at Stumps Pass beside Englewood, Bocca Grand - our favourite beach, and at Venice). When you have done with swiming you can come back to the villa which is bordered by trees, shrubs and is not overlooked, and just relax or swim in the solar heated pool!

If you want to see smart boutique shops drive to St Armands Circle in Sarasota and enjoy fine shopping, or drive soutwards to Naples which has a great main street with smart shops & restaurants.
