Property Description
The villa with its separate self-contained apartment is set in its own walled private garden of 4000 sq meters. The garden is mature with an automatic irrigation system mature trees, including several species of fruit trees and carefully tended flower beds. The villa is also eco-friendly with solar heated hot water, solar heated salt-water indoor salt-water pool and electricity generated by a state of the art solar panel array (also linked to the national utilities). An outdoor solar shower is also included. A flower bedecked gazebo allows for shaded outdoor dining/snoozing in the hot summer days. You can also take in the rays by lazing or snoozing in the hammocks or loungers in the garden or patio.
The pool offers the possibility to relax at a poolside controlled temperature environment or swim in a salt-water 30 degree plus crystalline pool.

Area Description
Getting here: The nearest airport is Beziers (20 mins) followed by Perpignan (45 min), Carcassonne (50 min) and Montpellier (1 hour). Gerona in Spain, where car rental is significantly cheaper than in France is another option and has the best connections involving Ryanair. Gerona is two hours from Narbonne. Trains leave Narbonne to Carcassonne, Toulouse, Perpignan, Barcelona and Montpellier and on to Paris For a visit picturesque to villages like Capestang, La Grasse, Fontfroide and the Cathar Castles a car is advised. The village and its facilities: Cuxac d?Aude has just over 2000 inhabitants. There are two bar serving meals and carry out pizzas, a pizzeria, a baker's shop, a grocer's shop, a supermarket, a pharmacy, a tobacconist/newsagent, a medical centre with doctors, nurses, physiotherapists and a dental service. Narbonne, 12 Km has a big food market every morning and a wide choice of supermarkets. Capestang, 8 km away has two supermarkets. There are restaurants in all the surrounding villages including Capestang on the banks of the Midi Canal, and Montady, and a wide choice in Narbonne. There are many lovely walks around the village, and by bike to meander through the country lanes in the vineyards What to see: Narbonne is an interesting old Roman town with a branch of the Canal du Midi (Canal de la Robine) meandering through the town centre. There are two markets every week, and a number of museums and monuments to visit. It also has boutiques, restaurants, cafés and places to sit and watch the barges go by. The Mediterranean is close by, and Gruissan with its port, old village and stilted-up village well deserves a visit. All the coastal villages such as Narbonne Plage and St Pierre have large expanses of golden sand, with cafés, restaurants and boutiques for all tastes. The Abbeys of Fontfroide and Lagrasse are less than an hour away, and the Cathar castles merit a visit. The magnificent City of Carcassonne with its medieval "city" is a 'must' for all visitors. Then there are the Minervois and Corbières hills and vineyards for those who appreciate stunning scenery and good wine. The "Venice of the West" (Sete) and the flamingo populated Camargue is an hour away
