Property Description
Surrounded by 42 acres of its own private parkland and woodland, this typical French manor-house, with its topiary gardens, solar-heated swimming pool and stunning summer house, offers a rare opportunity for a perfectly relaxing holiday in absolute seclusion and tranquility. The main part of the house sleeps 10 people (and in addition there are 2 large sofabeds and a cot) with 4 spacious bedrooms upstairs: a double bedroom with en suite shower-room and dressing room; a twin bedroom with sofa-bed; one of the master bedrooms which adjoins another double bedroom, each with their own dressing room. These three bedrooms share a luxurious central bathroom. Also upstairs is the library. Downstairs is the second of the master bedrooms - a beautiful large suite with French doors opening into the courtyard, it has a double bed and a sofa-bed, an en suite bathroom and dressing room.
Three of the bedrooms have air-conditioning. There is a full size cot, a child bed-guard and also various high-chairs.
Once the summer months arrive, the recently completed summer house adds a fabulous new dimension to life at Peycibeau. For the convenience of the swimming pool, it has a bathroom with changing facilities and a steam-shower, also a bar area with comfortable seating, from where you can keep a watchful eye over the pool. As well as the BBQ, our traditional wood-burning bread-oven offers a unique way of cooking. Dining al fresco in the shade of the summer house, overlooking the Peycibeau landscape is the perfect way to spend time with friends and family!
Because one of the bedrooms and all the living accommodation are on the ground floor and there are wide doorways, with the help of very shallow ramps that can be put into situ if requested, many areas of the house are accessible by wheelchair. The swimming pool is also accessible by wheelchair from the house and again, with certain shallow ramps put into place, the summer house too.
There is WI-FI internet, TV's in various rooms for watching either Sky TV or DVDs and some radio/CD players. Electric gates to the estate ensure complete seclusion.
Guests can roam around our 42 acres of private countryside - not another house in sight! - or relax in the gardens on the numerous terraces, which all have garden furniture, sun-beds and parasols. As well as the hours of fun to be had in the pool, children have the parkland all around to play safely in and the surrounding woods to explore - there is tree-house, a large trampoline, and for small children a play area with swings and a slide.

Area Description
The local village of Carsac 15 minutes walk away (2 minutes by car) offers everything you need - a Boulangerie - for delicious bread and croissants every morning! - an excellent butcher, general store, post office (with cash machine), a chemist and doctor's surgery, the Tabac (bar) and a couple of restaurants, a Catholic church and the studio of our local artisan glass-blower.
The picturesque cycle-piste runs all the way from the village to the main town of Sarlat, 8km in one direction and to Souillac, approximately 15km in the other direction.
The twice-weekly market in Sarlat is one of the very best in France. There are many restaurants in which to enjoy the gastronomic delights of the region.
Nestled between the Dordogne and the Vézere rivers, in the heart of the Perigord Noir, the region around Sarlat is studded with wonderful medieval villages; ornamental gardens and spectacular châteaux. There are also numerous pre-historic caves to explore, and canoeing down the Dordogne river is a MUST! The river is our "beach", but without the thousands of holiday-makers sharing the same patch of sand! The water is warm and beautifully clean and its so peaceful.
Not too far away are the elegant cities of Perigeaux, Bergerac, Cahors and Brive. And the wine-growing regions to the south and the west are havens to explore the local wine châteaux, estates and vineyards.
