Property Description
La Nizette is a recently renovated French farmhouse, with loads of character, finished to a very high standard and set in 3 acres of grounds.
The accommodation comprises of a 4 bedrooms, a shower room and ensuite bathroom, large family kitchen with open fire and large inground swimming pool.
Located in The sunny Vendee famous for it's beautiful beaches and good climate.
The farmhouse is set in a small hamlet, and in a private and quiet location, yet is only 1 km from the village of Velluire which has a restaurant, boulangerie, bar, tabac and post office. Only 10 minute drive away is the lovely renaissance town of Fontenay Le Comte which has a large variety of shops, restaurants, cafes etc.
The surrounding fields and farm tracks are great for cycling and walks.
The property has a large, open plan kitchen with dining area and lounge, open fireplace, beams and stone walls. The kitchen includes 2 full size ovens, plus and 8 ring hob, large American style fridge/freezer with icemaker, dishwasher, built in microwave etc. Washing machine and tumble dryer available.
Large dining table and 2 large sofas, TV, Video and DVD player.
Upstairs is the large master bedroom with ensuite bathroom and superkingsize bed and a comfortable day bed.
The other 3 bedrooms have twin beds. All of the bedrooms have beamed ceilings and views of the surrounding countryside.
Seperate shower room with WC and washbasin.
Cot and extra child bed available if required.
Outside
The house is set in 3 acres mainly laid to lawn, there is a large gravelled area with pergola and garden table and chairs for outside dining. The swimming pool is approx. 11 m x 5 m with gentle steps leading to the shallow end, the deep end is 2m deep. The swimming pool is alarmed for security and is shared with the residents in 1 bedroomed gite (if let) Bar b q available.

Local Activities
Located in the South Vendee, 10 minutes drive from the historic renaissance town of Fontenay Le Comte. Close to the waterways and canals of the Marais Poitevin with great fishing (permits available from the local bar tabac). The forest of Mervent 15 mins, for walking, cycling, canoeing, horse riding, children's adventure parks and zoo.
The beautiful Atlantic beaches on the West Coast are approx 30 mins drive.
La Rochelle famous for its old port, sea food restaurants and shops is 40 mins drive.
